23. 0:57:21Now we're only 195 units, which doesn't generate a lot of traffic, but it's still traffic and Arizona Biltmore Circle gets busy when the resort gets busy.
24. 0:57:30So as a result, we did two things when we came to a planning commission.
25. 0:57:34Number one, we have a curb cut now on 24th Street
26. 0:57:37That plan was submitted to Streets and Streets has accepted that additional study.
27. 0:57:43In addition, we chopped off 150 feet on the north side of the building.
28. 0:57:47By doing that, we removed 30 units because basically it was six stories, but we created a 200 foot setback, which now makes it much smaller.
29. 0:57:55The important thing is the north part of the site is the tallest.
30. 0:58:00that's where it's up on top of the slope so by removing that we remove a lot of the height which again responded to some of the objections by the neighbors and we work very closely with Bess Western who now is no longer in opposition to this case.

32. 0:58:22So again, we've chopped off 150 feet, but you can see how it actually shortens the profile of the building and it reduces the visual impact as well.
33. 0:58:33also on 24th street we have the building set back significantly from 24th street with a lot of tearing a lot of landscaping and again this is where the the site rises but we removed that top section this would be 24th street in the future lots of shade again with the setbacks and this of course is the four-story element that I mentioned that's along the golf course
